Crown installed at Southampton's King of Trade Centres

Crown Paints has become the latest tenant at Helical Trade Centre, taking unit 3 on a 10 year FRI lease.

This deal is followed hot on the heals by Unit 2 being put under offer to an International supplier of Solid Wooden Flooring and Hardwood Worktop products.

Tile Giant has already taken a 10 year FRI lease and is up and running at Unit 1.

Helical Trade Centre offers further units ranging from 3,229 sq ft to 10,062 sq ft. A terrace of units can be combined to accommodate requirements up to 32,906 sq ft. The scheme has the benefit of planning consent for 30% trade counter use. The scheme occupies a position of real prominence overlooking Millbrook Flyover at the entrance to Dock Gate 20.

There is growing momentum within the trade sector with a number of trade counter and quasi-retail occupiers returning to the market, highlighted by these latest lettings and with the volume of enquiries increasing.

Andrew Hodgkinson, manager of the Southampton agency department at Goadsby commented, “It’s been a tough 12 months but we’re encouraged by these deals and are in discussions with other trade operators looking to take units in Southampton. Having fallen considerably, rents appear to have bottomed out. Tenants should look to take the opportunity now to benefit from some exceptional deals”. Quoting rents are as low as £8psf.
