Evander Properties has secured detailed planning permission for a 206,000 sq ft warehousing, distribution and industrial development in Southampton.
The scheme at Test Lane, Nursling, will comprise three "state-of-the-art" logistics units of 40,000 sq ft, 50,000 sq ft and 160,000 sq ft.
It will also include ample yard space and car parking and has the potential to create more than 700 jobs.
The application was approved by Southampton City Council despite having attracted about 180 objections as well as a petition with 188 signatures.
Evander Properties director Neil Dickinson said: "Opportunities to develop new distribution accommodation in Southampton are extremely rare.
"We have worked tirelessly with the planning officers and the local community to strike the right balance between sustainable development that is 100 per cent relevant to Southampton's economy and the requirements of the local stakeholders. We are fielding a number of existing enquiries and look forward to starting on site as soon as possible."
The development is funded by Rockspring Property Investment Managers. Lambert Smith Hampton is the retained letting agent.
