Grade A speculative development launched at South Central

South Central completed

South Central has now been completed and launched on 26 September 2018. On behalf of Lasalle Investment Management, joint agents JLL and LSH were pleased to host over 35 local property professionals, including representatives from Southampton City Council and Hampshire County Council. This development is highly significant for the region; its speculative nature and recent purchase by clients of LaSalle Investment Management have helped to underline the confidence in the South’s commercial market.

Unit 1 at 118,257 sq ft and Unit 2 at 39,641 sq ft are now ready for immediate occupation. The units are built to Grade-A specification and include dock and level access loading doors, 12-metre eaves, large secure self-contained yard, full access raised floors to the offices and BREEAM excellent rating.

John Lewis are currently fitting out Unit 3 - 46,000 sq ft for use as a regional distribution centre. This facility will replace their current warehouse in West Quay Road, Southampton.

The development is strategically situated close to The Port of Southampton, just 2.5 miles away, the UK’s second largest container port, number one for car exports and the cruise industry. It also has close transport links to the M27 and M271, making it ideally suited to occupiers in the distribution, storage and manufacturing sectors.

Everyone involved in South Central is justifiably proud of the scheme and its benefits to the region, and excited to welcome the first occupiers.

Paul Till and Toby Wenham at LaSalle Investment Management said: “We couldn’t be more delighted with the finished development. The high quality specification, excellent location and limited supply in this market, creates confidence for early letting success.”

Councillor Christopher Hammond, Leader of Southampton City Council, said: “The level of interest that there’s been in the South Central development underlines the need that has been met for high quality industrial and warehouse accommodation. This speculative regional distribution centre is now at practical completion. With John Lewis already confirmed as a tenant, South Central’s location adjacent to the M271 and close to the Port of Southampton means it won’t be long until we welcome new occupiers to the city.”

Adrian Whitfield of LSH, said: “LSH was delighted to be instrumental in the letting of Unit 3 to John Lewis and is pleased to be instructed alongside JLL by the new owners LaSalle on this exciting new development, where we have every confidence lettings of Unit 1 and 2 will follow with prospective occupiers being attracted to the unrivalled access to Southampton Port and M27/M3 motorway network.”

Jonathan Manhire of JLL, said: “LaSalle have given a huge vote of confidence in the Southampton market with their recent purchase of this scheme. JLL were privileged to act on behalf of LaSalle in acquiring this prime asset, and we look forward to attracting occupiers to Unit 1 and 2 alongside LSH. South Central holds a strategic location for port centric users, as much of the Nursling estates does. The majority of goods from the Southampton docks goes to non EU countries, therefore post Brexit this market will be in a key position.”
